Service Levels & Commission Structures
Service Level 1 (Let Only Service.) includes….
- Marketing Property on all major website and magazines such as Property Mart and West Essex Magazine. Using a google optimisation Tool to gain market share.
- Working with the photos and the property (if the property is not gaining as much interest as anticipated we run reports and analyse the key indicators. We will then re-take pictures if need be and discuss the price with you if need be)
- Free of charge option for a Professional Photographer.
- Floor Plans and Hard Copy Glossy Detail Sheets Available for larger properties.
- Matching all potential, registered tenants with emails and text messages.
- Text message and email confirmation of viewings so you can keep abreast of volume of interest.
- Verbal vetting of potential tenant to ensure affordability, type of vocation, number of people, ages, relationships, pets etc.
- Conducting viewings.
- Feedback from viewers.
- Reference check and credit check including (Photo ID, 3 months’ bank statements, wage slips, 2 Utility bills, Employers or Accountants reference, Previous Landlords reference if applicable and a credit check to ensure no adverse credit and no CCJ’s)
- Contract Drafting and signing
- First Month’s rent Collection and Deposit collection.
- Inventory organisation if required.
- Gas Safe Certificate and EPC Organisation if required.
- Deposit registration for you if required (We use The Dispute Service)
- Payment to your chosen bank account and statements emailed in electronic .pdf format and hard copy in the post. (If required)
- Closing off the file and sending copies of all relevant documentation and keeping a copy on file.
- Serving of Legal Notices i.e. (Section 21b)
- Legal Team Backup employed for support.
ALL This above for 10% including VAT

- Energy Performance Certificate from £60inc VAT / 10 years (Legally Required)
- Electrical Safety Certificate from £110 inc VAT / 5 years (Not legal but recommended)
- Professional Third Party Inventory from apx £130 / £160 inc VAT (Not legal but strongly recommended)
- Deep clean of the property before tenancy from apx £120 / £250 inc VAT(Not legal but strongly recommended)
